Life at Colesons

An Idyllic Country Cottage Lifestyle…with 21st Century Comforts.

Your family can relax and unwind in this superb 16th century cottage. It tastefully combines the best of old and new in a tranquil, picture postcard setting.

If you’re looking to enjoy a slower pace of life, this Grade II listed, chocolate box cottage is sure to deliver.  It’s surrounded by open farmland but the peaceful, rural setting doesn’t mean you’re isolated or missing out on any modern creature comforts.

If you just need a pint of milk or loaf of bread you can jump in the car and head to Bentley Village Stores.   Or if you’re expecting guests and must have organic rosemary & rock salt focaccia, Waitrose in Alton is only 10 minutes drive away.

The Hub of the Home

For those who love entertaining, the impressive modern kitchen at the heart of this home will be ideal.  This cottage has no shortage of reception rooms but chances are everyone will congregate in the open plan kitchen/dining room. Whether it’s grabbing a slice of toast in the morning or catching up with a glass of wine at the end of a long day, you'll love spending time here.

This room is a wonderful combination of old and new. Must-have traditional features such as the cosy Aga & Belfast sink blend seamlessly with the sleek quartz worktops and stylish contemporary fitted units.  It’s a light and bright room, with skylights in the double-height ceilings and bi-fold doors giving access to the terrace and gardens.

It’s also a versatile room, with plenty of space and options for where to sit. You can perch on a stool to chat as food is being prepared, chill out on the sofas or if you’re feeling more formal, all sit down together at the dining table.

If the kitchen is the social hub of the home, it means the other ground floor rooms can be more peaceful places to relax or lose yourself in a good book.

Settle in and Relax

There’s a spacious yet cosy living room that’s bursting with period charm. It ticks all the character cottage boxes, with white walls, exposed beams and a stunning Inglenook fireplace housing a wood-burning stove.

Next door is a second homely reception room, again with an attractive fireplace.

This could be another place for the family to get together or turned over to a teenager to give them their own space and independence.

If you work from home you’ll appreciate the separate study. It’s lined with bookshelves and just the right distance away from the kitchen. You’ll be far enough away from all the hubbub to concentrate but close enough when you need to put the kettle on.

Space for Guests

If you frequently welcome weekend guests or an older relative lives with you, the secluded ground floor double bedroom will be perfect.  It has a beautiful exposed stone wall, direct access to the gardens and its own ensuite shower room.

Retreat Upstairs

The first floor has four double bedrooms all with views of the gardens and a beautiful stone tiled shower room.

One of the four bedrooms has a stylish ensuite loo and basin, and with an additional family bathroom downstairs there should be no bathroom squabbles as everyone rushes to get out to school or work in the morning.

Garden and Views

The tranquil cottage is located in a picturesque South Downs National Park setting. It’s accessed down a quiet country lane and surrounded by open farmland, with mature gardens which have something for everyone.

Budding gardeners will enjoy looking after the lovely mature gardens. Those who aren’t so green-fingered can enjoy relaxing on the substantial terrace or escape to the summerhouse/garden studio.  The country views from the end of the garden are glorious and a delight to behold on a summer evening with a drink in hand.

Kids and adults alike also have plenty of outside space to explore in the half an acre of peaceful gardens which are perfect for fun and adventure.

The property is practical too. There’s parking for up to four cars on the gravel drive, a large timber store room, a garden room, workshop and coal store attached to one side of the house.

In the Area

The nearest town of Farnham is under 20 minutes drive away. With a great selection of shops, restaurants and supermarkets, it’s convenient for you. It also means you can still access all the handy home deliveries that have become so essential to modern life.

If you need to head into the city for work or pleasure, you can catch a train from nearby Bentley station (just six minutes away) and be stepping onto the London Waterloo platform in just over an hour.

There’s plenty to enjoy on your doorstep, especially if you love the outdoors. Being located within the South Downs National Park means you have a wealth of country walks to enjoy the moment you step outside your front door.   If you prefer your walk to have a reward at the end of it, the Binsted Inn is a pleasant half an hour stroll along the country lanes. It will be worth working up an appetite, with delicious home cooked food and fine ales served throughout the day.

If you’re a little more active, Alice Holt Forest is only a 12 minute drive away. Here you’ll find a selection of walks, runs and cycle trails for all abilities along with a host of exciting kids activities.

Families with younger children can say goodbye to school run stress. Binsted CofE Primary School (rated ‘Good’ by Ofsted) is only 4 minutes drive away down quiet country lanes.

For older kids, the ‘Outstanding’ Eggar's School in Alton is a little further afield - but it’s still just a short car journey or only a 20 minute bike ride away.

Further well-regarded local schools include Alton School, Frensham Heights, Lord Wandsworth College and Edgeborough.

This idyllic cottage really does offer the best of both worlds. It’s bursting with period charm, complemented by high quality modern design touches where they matter most and will allow you to enjoy rural tranquility without missing out on the best aspects of modern life.
