To start with we like to have a good chat. We really like to hear all about you, your family and your unique home. If you have attempted to sell before we like to hear all about that too, what worked well and what you feel could have gone better. We always listen very carefully to your plans so that we have a thorough understanding of your requirements and timescales. We can then produce a bespoke marketing plan to sell your home, in your chosen time frame, at the price you need.

Our style will be more effusive and personal than traditional, but we find buyers enjoy it. After all, what is more likely to get your attention?

LIfestyle photography

For unique homes, it is not enough to just send a professional photographer and hope this produces shots that are high quality; we offer all the guidance needed to capture the essence of your lovely home.

For your home to show off its full potential, we believe in taking carefully planned photos created by only the best specialist photographers. Ingham Fox prides itself on hiring fantastic lifestyle, drone and twilight photographers to ensure your home is shown in its best light.

We will preplan the photos for each area in your home and assist the photographer on the day so that each selected viewpoint is captured perfectly.

We will help prepare your house for the photo shoot with assistance of a stylist to create a warm and homely atmosphere - this ensures the photographer is able to photograph it looking its best. We will assist you on the day - clearing children's toys, coffee cups, piles of paper and so on, lighting fires, plumping cushions and so on. We will provide important extras such as a vase of flowers (left for you to enjoy) and croissants and coffee - the finishing touches which help your home look its enticing best.

Bedrooms tend to photograph beautifully with simple white bedding, pretty cushions and sumptuous throws: we can provide these items for your photoshoot if you wish.

If the weather is not ideal we will return when the sun is shining, so that we can get the best shots. After all, your gorgeous and unique home deserves to look as stunning in our brochures as it does in real life.

Twilight photography

We will stay until dusk, not only because it take a while to get the best photos and we love your house and company, but because twilight or sunset backdrop photos provide an arresting shot that is proven to capture buyers’ attention on sites like Rightmove.

It takes so much effort and careful planning to capture the true essence of a unique home but it is so beneficial to show your wonderful home in its very best light.

Professional copywriting giving enticing descriptions

A house is not just bricks and mortar; it is a home, a family, a dream. It is full of memories for the seller and hopes for the buyer.

Your home deserves to be described in the most compelling manner, with the right description to evoke its true character and quality. Our talented copywriter will write a narrative designed to capture any buyer’s imagination and compel them to come and see your home for themselves.

Our professional copywriter will call you and interview you all about your house. She will record the interview and use it to draft a copy of around 1,000 words. We thoroughly enjoy hearing about the house you have lived in and loved. We like hearing about family gatherings and special occasions you have celebrated there, as well as favourite walks, pubs and restaurants. You tell us about what your home has meant to you and what you’ll miss the most. This helps us do a better job selling it to the right buyer, one who is likely to love your home for the reasons you do.

Once we have the best images and an enticing description, it is time for our talented designers to get to work, designing a brochure worthy of your home. Together we decide the size and shape of brochure that will suit your home; the number of pages, how the key features will be highlighted and the overall style. Every brochure is individually crafted especially for your home. Our attention to detail combined with your deep understanding of what it means to live in your home results in a breathtakingly beautiful brochure - one you will want to keep as memento.

Bespoke ‘For Sale’ Board

We’ve never understood why estate agents choose to use their For Sale boards to sell themselves and not the house they are advertising. Instead, we choose to showcase your home, so that every passerby can see your home to its best advantage. It will look stunning in our photo, whether shown at twilight, or from above with a great drone shot.

Lifestyle tour video

For potential buyers, drawn to the fantastic photographs and descriptions, we offer our professionally shot video tours to give a better feel for the home and sell its unique selling points.

Motivated buyers always love the videos as a video gives more detail and flavour than a few selected photos and encourages them to come and view your wonderful home. Videos also help to weed out any uncommitted buyers and this allows us to concentrate on serious potential offers.

The beautiful, detailed brochure and the comprehensive tour allow potential buyers to gain familiarity with the house and imagine how they might live in it. This increases buyer commitment whilst saving on multiple visits. We aim for quality of buyers viewing, rather than quantity, which is appealing for sellers who wish to maintain a degree of privacy. Social media

There is so much opportunity to spread the word and images fo your lovely home. Facebook and Instagram users love a sneak peek photo and we often use one of the photographer preparing to take their shot, or perhaps pile of your beautiful brochures back from the printers.

We will also publicise when we are going to launch the video of your house. Not been tied to national estate agent, we have a greater opportunity to use social media to help find your ideal buyer.

Sales strategy

We will together plan a bespoke launch campaign for your lovely home. This may include a structured programme to get in touch with all the key buying agents prior to launch. We will supply them with all the tools they need to sell your house to their clients. Even hardened property hunters can be positively influenced by stunning photos.

Prior to listing on property portals we will “tease” the property on social media and have a launch night for the video.

We will continue to remind people of your gorgous home once on social media, helping a potential buyer to picture themselves in front of the roaring fire on cold night or sitting in the garden on a sunny day.

Viewings

It is vital any viewings maximise the appeal of the property and sell the house convincingly and effectively. We will arrive early to help prepare for the viewing an will have plan show the house in the best possible way.

Crucially, we will know the answers to all the likely questions - such as how old is the heating system? Your home’s square footage, any right of way, the size of the plot and where the borders are, nearest train station, best pubs/restaurants and walks near by.

We also have, if required, access to excellent school consultants who can advise on the best schools in the area.

Follow up from viewings

There is nothing more annoying than tidying up for a viewing and not hearing how it went or thinking a viewing went really well and not receiving proper feedback. 

If you are not in, we will drop a postcard through the letter box with an immediate update. We will try to call you.  If we cannot reach you, we will make a video update and WhatsApp it to you to keep you fully in the picture.

We will ensure that we call everyone who looks at your home to get feedback from viewings and share those with you.

We will also set up a WhatsApp group to share updates and schedule in a weekly meeting to discuss the marketing campaign and agree next steps. 

Negotiation

We will always negotiate with charm, but firmly for you, our client, first and foremost. When we receive an offer on your behalf, we will immediately let you know and will do a thorough analysis of the entire chain to check how robust it looks. We will discuss negotiating tactics and always keep you up to date with latest developments. There is nothing more annoying than been left in the dark.

When you are searching for your next home and we have excellent associates you can assist you to find it too; we will be there for you.  We will negotiate on your behalf to ensure you get the best deal. We will also be best placed to convey to the agent your strong buying position, with our detailed knowledge of your buying chain, thereby making your offer the most attractive and ensuring you get the very best deal. 

Moving from offer to completion

This is a crucial part of the house sale process. We will keep on top of the lawyers, surveyors and financial advisors as they carry out their due diligence.  We will monitor the entire chain to check everything is progressing.  We will share with you at minimum a weekly update. We will tell you when hurdles are successfully crossed and any issues raised.

We have access to excellent financial advisors who are quick and responsive, who are familiar with unique homes.  We will be delighted to put you or your buyers in touch with them.

We will be there at the end to assist with handing over keys and will have chilled champagne ready to celebrate your successful move.
