Do I need a “For Sale” Board?

They are useful to let passersby know your home is available and help potential buyers find your house, but, of course, if you would rather not have one please say so.

What area do you cover?

Beautiful Surrey Hills, West Sussex and East Hampshire areas, within 10 miles of Haslemere typically. This reflects that many London/oversees  buyers are looking for a unique home within good reach of the A3 and train lines rather than looking in a tightly defined area.

Is it better to be with a smaller independent agent rather than a national chain?

Not surprisingly, we argue it is so much better to be with us, as a smaller independent than a national chain. We have the sole mission to tailor-make, the best exquisite marketing for your home and personally sell it. We can promote your home on Facebook and Instagram in many ways without being restricted by corporate limiting policies. We are free to work with all the buying agents to ensure maximum exposure. 

Gone are the days when buyers registered with lots of different agents. They now go to Rightmove and will see your property there when our outstanding pictures and descriptions make it stand out. 

When potential buyers call the phone number or send an email asking more, they will get in touch with us and knowing your home incredibly well and will be able to sell and describe it in great detail. We will then be there to show your home to the potential buyers, keeping continuity and will be able to sell your home to them having established the buyers preferences.  This is much better than a junior member of staff answering the phone who does not know your unique house and how to sell it to sophisticated buyers.

Our sole remuneration comes from successfully selling your home at the highest price.  This means you will get our absolute focus and total commitment to sell your house.

Will you hold me to a long contract?

No, we believe the outstanding marketing and personal service we provide will keep you wanting to work with us. If you would like, for any reason, to close our agreement you just need to give us two weeks notice. 

Will we have to use your solicitor/conveyancer?

No absolutely not, you will be free to use whomever you choose.  We can recommend solicitors and will not be receiving fees for recommending solicitors. The important thing is to choose responsive and efficient solicitors. 

Does my home need to be listed on Rightmove?

This is a complex question.  The answer depends upon your timescale for achieving a sale and importance of privacy versus certainty of achieving the highest price. We suggest when we plan your marketing campaign we discuss this further and agree the best plan for you.

What type of houses will you sell?  

Our marketing works best for unique homes. We will not be the best choice for houses in a row of similar houses.  We do not have a minimum value or size, if your home is unique we’d love to sell it for you.

Unique homes attract a different type of buyer, one who is much less influenced by price and more driven by unique features. The uniqueness of your home or its stunning location needs showcasing with exceptional bespoke marketing to catch the attention of these discerning buyers. We will always produce the exceptional bespoke brochure and video of your home as it will lead to your house selling quicker and for a higher price.

Who will do your viewings?

We will!  In an ideal world it works best if we can do the first viewings when you are out, as it allows potential buyers to express their true feelings, (with our encouragement) so we can understand what they love about your house and what is holding them back.  By finding out factors that are holding them back eg kitchen layout, we can make suggestion for how that will work. 

For second viewings we feel  it works well if the owner is at home, as well as us, to answer detailed questions and help sell the dream of living at your house, what Christmases and parties were like there? The best commute hacks, the lovely neighbours etc.

Who will chase solicitors and keep the chain moving?

This is such an important part of the sale process.  We will do this ourselves, understanding where all parties are in the chain, we will work constantly to keep it moving and lead to a successful sale. When we receive offers from buyers we will always check through the chain and gain a very detailed understanding of everyone position so we can ascertain how robust it looks and understand the pinch points.  We will update you on the chain at least weekly, at some stages daily.
