You’ve made the tough decision to move and chosen your estate agent. They have created marketing materials and uploaded your home to Rightmove.

1. Professional Photography
Invest in high-quality photos: Good lighting, wide-angle shots, and a well-staged home makes a significant difference when it comes to converting online viewings to real life viewings.
Use a variety of angles: Showcase each room from multiple angles, and include outdoor spaces and key features like the kitchen, bathrooms, and garden.
Highlight unique features: If your home has standout features (e.g., a fireplace, modern kitchen, or a beautiful garden), make sure they are prominently featured in the photos.
Create ‘moments’: A comfortable armchair next to a roaring fire or a book left casually half-read on a night stand add a little narrative to your pictures and help people to imagine themselves living there.
2. Engaging Video
Virtual Tour: A virtual tour or video walkthrough gives potential buyers a better sense of the home’s layout and flow, making your listing more interactive and engaging. Tours were once the preserve of premium listings, but they have become increasingly the norm.
Drone Footage: If applicable, consider using drone footage to showcase the property’s exterior, garden, and surrounding area.
3. Compelling Description
Tell a story: Go beyond describing the rooms and paint a picture of what it’s like to live in the home. Highlight lifestyle aspects, such as nearby parks, schools, and community amenities.
Use descriptive language: Use adjectives that evoke emotion and interest, like “charming,” “spacious,” “relaxing” and “meticulously maintained.”
Emphasize key selling points: Mention any recent renovations, energy efficiency features, smart home technology, or high-end appliances.
4. Optimize the Listing Title
Include desirable features: In the title, mention features that buyers typically search for, like “detached,” “garden,” “garage,” “near station,” etc.
Be specific: Instead of a generic title, use something more descriptive like “Beautiful 3-Bedroom Family Home with Large Garden in Sought-After Area.”
5. Strategic Pricing
Price competitively: Research similar properties in your area and price your home competitively to attract more interest.
Use psychological pricing: Consider pricing just below a round number (e.g., £299,950 instead of £300,000) to make your listing appear more attractive.
6. Leverage Featured Listings
Consider paid promotion: Rightmove offers options to make your listing more visible, such as “Featured Property” or “Premium Listing.” These can increase your property’s visibility on the site and make it seem more worthy of a viewing.
7. Highlight Energy Efficiency
Showcase EPC rating: With growing energy costs, a good Energy Performance Certificate (EPC) rating can be a strong selling point.
Mention green features: If your home has energy-efficient windows, solar panels, or insulation, make sure these are highlighted in the listing.
8. Prompt and Professional Communication
Respond quickly: Be prompt in responding to enquiries. Potential buyers appreciate quick communication and it helps keep them engaged.
Offer flexible viewing times: Accommodate any and all viewing times you can, including evenings and weekends. It’s not ideal, but many people simply can’t view during the week.
9. Use Floor Plans
Floor plans help potential buyers visualise the space and layout, which is particularly helpful for those who might not be able to view your home immediately.
10. Create a Sense of Urgency
Include phrases like “Recently Reduced,” “New to Market,” or “Viewing Highly Recommended.”
By focusing on these strategies, you can make your house listing more appealing and stand out on Rightmove, increasing the chances of getting people off Rightmove and into your living room.
