Step 1. Baking Tray of Buyer Knowledge
Before marketing your home, it’s critical you and your agent understand the type of people who will be most suited to your home. For example, if your home is a large 5-bed home with a big garden, the likelihood is a family will buy your home. Sounds simple, but if you don’t understand your target audience, your images, description and brochure won’t attract the best buyers.
Step 2. Sprinkle some Styling
Once you understand the market you’re trying to attract, styling your home becomes easier. Remember, people don’t buy bricks and mortar: they buy the experiences that your home will give them and their family. So show them the lifestyle your home offers: a gin and tonic on the patio as the sun sets; a morning coffee with beautiful views; even baking a cake in your family kitchen.
Step 3. Cup of Clarity
Can a buyer instantly see from your online advert what your home offers them? When it’s your own home, it’s sometimes tricky to judge this. So many times we’ve been to see homes that have looked lacklustre in the photographs, but have blown us away at the visit. Your images should showcase your home, and tempt a buyer to view. If you’re not sure, ask a friend who doesn’t know your home to check it out online and describe it to you.

Step 4. Variety in Viewings
Your agent needs to understand every interested buyer’s needs, so that every viewing is tailored to them, individually. For example, if the viewers are concerned about the size of the kitchen, the agent should be prepped with options for buyers to change it. Knowing the buyers inside out is a critical skill in agency, and will consistently lead to higher sale prices in a quicker time.
Step 5. Package of Fresh Photographs
Are your photographs current? Or do they show bare trees and frosty lawns in the middle of June? With so many new homes coming to market, buyers often look at just the recent listings, and ignore those that appear to have been on the market for some time. To combat this ‘shiny new object’ syndrome, make sure your online advert looks fresh and current, and definitely not past its sell-by date.
Step 6. Pinch of Pricing Strategy
Your pricing strategy needs to be specifically customised for your area, type of home and situation. Having a clear pricing strategy is critical to achieving the price you want, in the timescale you need. Ask your agent to explain their pricing strategy to you, so you’re clear on it. And ask them too if they have a Plan B that doesn’t involve simply dropping the asking price and costing you thousands.
